질의의 가구 내 테라스를 전용부분 또는 공용부분으로 판단하는 사항은 공동
주택의 관리책임 및 비용부담, 관리비 등의 가구별 부담액 산정방법 등은 관리
규약에 정하도록 하고 있으므로(주택법 시행령 제57조 제1항 제11호 및 제18
호) 귀 공동주택 관리규약에서 정한 바에 따라 판단하기 바랍니다.
해당 부분이 공용부분인 경우에 한해 장기수선계획에 반영해 그 공사비용을
장기수선충당금으로 집행할 수 있음을 알려드립니다.
